紅色子房本名蘇明俊（Jeremy Su），現任集團董事總經理及相關企業董事，專業與學歷證照背景橫跨都市與建築、開發企劃、財務投資及專案管理，於產、官、學界累積超過二十五年經驗。他的核心優勢，在於將空間與開發潛力、投資效益及執行條件放在同一張決策桌上，協助企業主與家族資產持有人看清選項、辨識風險，並以長期價值為基礎判斷下一步。
創業前，他曾任高力國際（Colliers International）不動產投資部董事、行政院政務委員辦公室專門委員、德安開發集團規劃總監，以及日商 SEMBA 商業設施規劃設計師，並長期兼任國立臺北科技大學建築系講師。這些跨領域歷練，使他能從投資人、開發者、空間使用者與公共政策等不同角度檢視同一項資產，將複雜的不動產議題轉化為清楚的決策依據。
「紅色子房」最初是他從事專欄寫作與投資教學的筆名，也體現其一貫的專業風格：以財經人的理性分析掌握價值與風險，以建築人的創意思考梳理問題、提出可能。他是《商業周刊》房地產專欄作家、CCIM 認證課程講師，並於 CCIM 台灣不動產投資協會、台灣房地產科技協會、基督教浸信會聯會、教會與扶輪社擔任理監事等職務，持續參與投資教育、產業創新及機構法人資產活化等議題。

Jeremy Su, known professionally by his Chinese pen name “紅色子房” (rendered here as “Red Strategist”), is a Group Managing Director and serves on the boards of affiliated companies. His academic and professional background spans urbanism and architecture, development planning, finance and investment, and project management. With more than 20 years of experience across business, government, and academia, he brings an integrated perspective to complex real estate decisions.
Jeremy's strength lies in assessing a property physical potential, investment merits, and execution requirements together. He helps business owners and family asset owners understand their options, identify risks, and evaluate their next steps through the lens of long-term value.
Before founding his business, Jeremy served as a Director in the real estate investment division of Colliers International, a specialist in the office of a Minister without Portfolio at Taiwan Executive Yuan, Planning Director at De An Development Group, and a commercial facilities planner and designer at SEMBA (JAPAN). He also taught for many years as a part-time lecturer in the Department of Architecture at National Taipei University of Technology. These roles inform his ability to examine an asset from the perspectives of investors, developers, occupiers, and public policymakers.
His pen name originated in his writing and investment education and reflects his approach: combining the analytical discipline of a finance professional with an architect’s ability to simplify complexity and explore possibilities. A real estate columnist for Taiwan Business Weekly and an instructor for CCIM designation courses, Jeremy also holds board and leadership roles in professional associations focused on real estate investment, property technology, and co-owned property.
